I don't own my own house yet. An HOA sounds like owning your own property with the added bonus of a shitty landlord. Not exactly my idea of a good time.
And this is coming from someone who has no desire to build any stupid fences or buy extra junk cars to "get around to fixin' one day". I generally consider the feelings of others and take pride in keeping my place presentable. Someone above said something about Christmas lights in July. Does this shite actually bother people? If you come tell me to take town my Christmas lights, I'm having sex with your wife, and that's that.

Any new subdivision with high home prices is going to have an HOA. Really, just take a look at the covenants before buying. If you're a decent person, most of the stuff covered by the HOA should be stuff that you do anyway.
If your home price is borderline, like 200k range, you never know who might move in, or who might move out and then lease their property to some crappy renters. This is especially true in a college town.
I guess its the German 1/4 of me that likes order. I'm the guy who calls code enforcement when my college student neighbors leave their trash bin at the curb a day after trash pick up has occurred.

Absolutely. Never had an issue with mine but my Uncle's threw an epic shite fit when they put a playhouse in their fenced in backyard (as in you couldn't see it) for his grandson.

Hinting is not strong enough. Your realtor might be a person who responds best to direct statements.

This is not accurate. I lived in a brand new subdivision in North Carolina and here in Florida. Both houses are well north of $200k and neither had a HOA. I won't live in a neighborhood that has one. I will not have a board tell me what flag to fly and where, what I can't build on my property or what kind of plants I can have in my own yard.

I'd never buy a house governed by a HOA.
