Will look even better once the plaza is finished and we don't have a parking lot around the stadium

eta- also they could have had the before pic from '05 or '06

I was over there most of today/yesterday.

That sky view does not do the progress justice.

We finally got our water back on in the Cockabooses.

It's been a long haul.

We had parking right by our Cockabooses 10 years ago.

Then they had us sign those rights away ... built the condos behind our places .... and get this, we had to battle for rights to keep our HVAC units. We still have problems from that.

The nicer we've been, the more pain in the arse it's been .... no good deed goes unpunished.

So now we are having to find our own parking. None of us get allotted a parking spot - my wife and I got parking over in front of Scotty's rail car.

They are getting ready to finish up the IPF. The logo is here and this was taken before they centered it up on the field.



This is not an optical illusion, it is possible to have an IPF longer than 30 yards.

We could have fought so.e things but our Assoociation tried to do what was right for the area.

Give an inch and they take a mile. The guys who own 16 & 17 are pissed because they really used to have the two best spots on the railroad but now they are going to suck because all the TV trucks and trailers will be crammed in front of their Cockabooses .... their properties greatly devalued.

I feel for them.

I brought my tarp home this weekend ... we're having a new one made. Tarps alone these days are running us thousands of dollars. Taxes are way up. It's become a very very expensive luxury.

Of course it is all worth it when we are winning big.

Unfortunately ... they are so far behind schedule that it is still probably not going to be ready until October or so.

It is gonna be nice though.

Is it legal in SC to leave land landlocked? Seems in most states, real property must have road frontage by law.

State law requires all land-locked property to at least have dedicated ingress-egress right-of-way, which could mean a deeded access easement. The easement would cross over bordering property owned by others, which the property owners would retain rights to (such as landscaping, maintaining, etc.). They still pay property taxes on the property the easements sits on, and when they sell the bordering property the rights of that property goes with it to the new owner, but the easement stays as it is dedicated (deeded) and recorded. But they can't do anything to that property that they own that eliminates the ingress-egress access to the land-locked property.

The easement would be agreed to by both property owners and put to a signed and notarized recorded document (deed). The easement could also have a recorded surveyed plat giving meets and bounds for the easement. The owner of the land-locked property would have no rights to the easement land other than to use it to access his property - he can't sell it to others or do anything to it like post signs or landscape it (unless the owner of it gives permission).

Here's an elementary example of an ingress-egress easement:



Now the cockabooses are not supposed to be zoned residential properties I don't think: no one is expected to actually live in them. I don't know what ingress-egress would be thought that those lots would require: if it's understood that they only need walk-up ingress or actually need to allow for vehicles to access the lots. The easement/R.O.W. for the actual railroad tracks the cockabooses sit on may be thought to give ample ingress-egress to them.

If the cockabooses sit on actual sold lots (private property) then they surely must be deeded and recorded documents that contain wording or even plats showing how the private properties are laid out, and they may also describe any ingress-egress access to those lots, so you could check those out and see. Any violation of those accesses by USC would be something the cockaboose owners could take to court....

I also have a question regarding the plaza: since it looks like the IPF is behind schedule and won't be ready until well into the start of the season, will the plaza upgrades be completed in time for the season - or in our case for the UK game in week #2?

That sounds like a major head-ache for crowd access if not: the video board wasn't quite done for the start of 2012, and there had to be a fenced off area (I seem to remember), but that was just a small amount of area up against the stadium.

The plaza totally surrounds the stadium. I hope a different contractor is handling the plaza from the IPF, and is on a better completion schedule...

We are expressly forbidden from residing in them - which is why we invested in the condos behind ours - but that's not to say we have not spent a night or two in ours from time to time.

Honestly, they are not very comfortable.

Our deeds allow only for ingress/egress by foot. That was not always the case.

We've given away a great many rights where, I believe, we probably should have fought it as others did around the stadium with regards to access and parking.
