Decent Jobs
Not too big
Preferable cheap land
Decent schools
Up and Coming
Cheap cost of living
This could also be anywhere in the U.S. not just the south. Have seen nice small towns in Tennessee and other southern states that interest me.
Would like to own at least 5-10 acres. Right now, where I live, in the middle of nowhere IL, acres are going for $30k. I enjoy the area, but I would like to get out of Illinois in the future, and not going to pay that.

How big is too big for you? I personally really like Chattanooga and kind of that area of TN up to Manchester.

Possibly the Lake Cumberland area of KY or northern Arkansas. Somewhere more seasonal than deep south GA where I’ve lived my whole life, but still relatively rural.

Maryville, TN in the foothills of the Smokies. (Pronounced Maraville or Maruhville not "Mary" ville)
-30-35k city limits population
-130k population in Blount County where the city is located.
-Part of the Knoxville metro area and a neighboring county. 15-20 minute drive from Knoxville.
-Tyson Mcghee Airport (Knoxville's local airport) located 5 minutes from downtown Maryville.
-Safe, Clean city / low crime
-All 4 seasons with a lot more good weather than bad
-Great public school system -- One of the best in East TN.
- Close proximity to plenty of well paying jobs in the public, private and government sectors. Food Network, Pilot Flying J, Clayton Homes, Denso manufacturing, The University of Tennessee, Oak Ridge National Labs / Y12 National Security Complex / Department of Energy, etc. Etc.
- 10 minute drive to The Great Smoky Mountains National Park
- Beautiful outdoors / Good hunting & fishing
View
Relationship to The National Park. Knoxville would be about where "Blount County" is spelled out on the map if it were drawn.

All the towns I would consider moving to from CO would be on the coast. I’m from the beach in FLA, so the only cities or towns I’d even consider to move back to are on the North Florida, South Carolina, Georgia, and Alabama coasts. I know that’ll have some people triggered, but that’s just my personal opinion.

I’m torn between the mountains and the coast.
If you draw a L shaped pattern from Atlanta to Chattanooga and then Chattanooga to Asheville....somewhere in that L shape would be ideal. North Georgia, East Tennessee, West North Carolina.
If the coast is the option, somewhere between Bay St Louis and Mobile would be viable.

Does Knoxville count? Knoxville seems like it would be fun based off the 72 hours I was there last year.

Small town, Dyersburg TN is a place where legends are made lol.
Also I'm moving to North Mississippi soon, gonna live in Southaven, Olive Branch or Hernando, any opinions on which or are they all relatively the same?

If you want to experience a little bit of all four seasons, I can't tell you how many people move here in the Charlotte, NC area from up north that love it. A couple nice suburbs with land to purchase include Matthews, Waxhaw, and Weddington. You're just a couple hours from the beach or mountains, whichever you prefer.
Same could probably be said about the Triangle. I don't go up there often enough to make any specific comments though.
