In short, Treadwell has been the entire OM offense for the past two years. Without him they lose a ton of games but with him they win. When there's no running game to speak of you can't pick up the yards he does without being a great WR. You say his speed is average and I won't quibble (though I'd say it's good rather than average let's go with average for the sake of argument) but his moves and route running allow him to get the separation needed to make catches. He doesn't get open by a mile but he gets open enough and then his ball skills take over. Very few DBs have been able to limit him. In the end, that separation which is just enough + attacking the ball and making defenders miss allows him to make big plays when his team needs it.
