Think of CVS & Walgreen as mini Wal-Marts. They approach developers/property owners about what site they want and the developers/property owners love them because they are money in the bank. It happens everywhere and small businesses can't match the money that the drug chains are willing to pay. Some of the best properties out there are snatched up by the drug stores and with the growth of the healthcare industry expected to increase, it'll just get worse.

I could see a campus style Walmart opening there. Arkansas and Georgia Tech have opened them with success. They're basically convenient store size for campus areas like The Strip.
