When I was an undergraduate, I agreed w/ you.

Now, it's a little more complicated. An off-campus stadium has plenty of advantages. Unfortunately, USC negated most of those by building our stadium in an industrial/warehouse area. We are only just now slowly recovering from that insanely stupid mistake. As we continue to redevelop the area, the benefits are coming into sharper relief and I'm beginning to see several of the advantages of an off-campus stadium.

To be fair, the stadium was built first, near the fairgrounds, and all of the other land uses came after that.
