The entire area (like 2 sq miles) just needs to be made more pedestrian friendly. You've got people parking in Rosewood and Olympia walking along the side of the road for miles to get to games. It's ridiculous.

Much of the industrial property towards the interstate will gradually get replaced over time as students flock to that area so we can't really do much in that regard, but we could goose the process by buying out Shuman-Owens. That lot is prime parking and in between a lot of tailgating hotspots. To remove it and build condos, student housing, athletic facilities, or just nice parking would be huge.
