It's the location. It's directly on Richmond Rd and is very close to downtown. All those properties are sky-high in this city.

It looks to be in the best location in town. That would be $10mm in the nicest parts of Dallas, especially with that lot size.
On the nicest streets, it’d be a $20mm tear-down.

For $3.9 million, that'll get you a 300 sq.ft. shed in my backyard.
Amazing to see the price differentials between us here in California and the rest of the country.
P.S. -- My "backyard" is only a 500 sq.ft. balcony on the 18th floor. Not much room!

House is not quite 20 years old. This is the best time to purchase for a potential buyer because it won't cost as much. Small things will start to go wrong soon, and that has to be considered in the price.

it definitely has a vintage look to it. Gillespies home was much more modern, albeit was out in the sticks compared to this one.
