Pretty sure Oats said NIL has priority over a new building. Plus he has also said everything the players see and use is very nice.
And, the "blue hairs" those would be the ones you are asking to pay for the thing, and then you want to kick them to the street? That aint the way it works.

Coming up with the money goes two ways:
You canvas the monied donor class to build it and they expect best seats in the house they built. The man of the house gets the lazyboy. That’s how it goes.
You seek out corporate sponsorship and they ask for some alienating naming rights that cheapens the prestige of the UA brand by having to stoop so low as to ask for corporatist dollars. Plus, they may want rights to host things or have special corporate seating arrangements themselves.

No shite. You win with recruiting, as every college coach knows. And if I am a player, I would rather play games down at the Rec Center than Coleman Coliseum, “Bryce Arena,” or frickin’ Madison Square Garden if it means more money is going in my pocket.
