When they started signing contracts. A contract is an agreement between two parties to honor terms that have been agreed upon. If one party wants out of the contract, the other party may demand that the terms of the contract be honored.
Don't know why people call them buy outs.
Anyone who breaks a contract will absolve the other party from honoring the terms. This is "with cause".

I mean, this is really simplified but, in reality, all contracts have always had what you are referring to as a buy out.

I was trying to remember the first coach that had a contract with a buy out.
