There is ample space behind the Classic Center (Thomas St) downtown moving toward the river. The Classic Center has toyed with building a 10k arena or amphitheater (or both) in that area for a few years now though I don’t know to what end of at all UGA has been involved in discussions for using those potential spaces. I know a minor league hockey team has been brought up a few times as the primary occupant for an arena.

Ahh ok gotcha, with me working so much and COVID I didn't get a ton of time to explore Athens so I prob just didn't see this area.

There’s not much to see back there, honestly, so easy to miss unless you go looking for it. But the space exists, just needs willing participants to build it out and tenants to occupy/make it worth the while. I’m just not sure what UGA’s appetite is for a shared facility (especially when mens basketball is relied upon to some extent as a revenue generator; is a competitive mens basketball program in Stegeman more of a money maker than a potentially great program in an off campus facility where gate and concessions may be split?). Too, would the Classic Center be willing to build a facility if UGA only “rents” the space for conference and big OOC games (while playing the early tune up slate in November and December in Stegeman)?
