At the risk of hijacking the topic, what can you guys tell me about the Cary Woods neighborhood? My brother in law is looking to buy a house to fix and flip in that area.

Decent area, lots of older families. There really isn't a bad part of Auburn especially once you pass Winn-Dixie.

First thing, he better get in line. That neighborhood has at minimum 4 of those going on right now, and the ones that are priced right are snatched up very, very quickly. Its a great area for it, but in my opinion, that fact is negated many times because a lot of them hit the market at too close to after fix-up value.

appraised at 174,000 by the tax folks.

Don't mean to be a buzz kill but Auburn appraised my home $30k more than I'd hope to get it for and $50k more than I paid not long ago.

Higher appraisal higher taxes

Buzz not killed.....not looking for a profit as it was my dads. The home is in the Carey Woods area...one mile from Carey Woods elementary and a stones throw from Pick Elementary.

Speaking of stuff like this....Anyone use a property management company in Auburn to rent your property? How much do they normally take?

10% or $150/ unit, whichever is higher.

Money is money, no matter whose it is/was.

Some of those assessments are old though so it could be the other way around. I just know they've been redoing some lately so I imagine the home got roped in to a new higher appraisal
