re: Building in Flood Zone A
If your have a LOMR-F then you won’t be in flood zone A anymore and won’t have to carry flood insurance at all - it does change the map - it’s a letter of map amendment.
Great advice. Thanks...

Thanks, this is helpful. I didn't mean to change the official flood zone map from A to X, just meant to get the "zone X" flood insurance rate and not be required to pay crazy high rates for something that is likely never going to happen. I appreciate it....

Building in Flood Zone A

Posted by MaxDraft on 4/9/24 at 5:28 pm
Question for the board - I'm looking at purchasing a lot that is half in zone X and half in A. Unfortunately, it's split on the sides and not the middle, so I can't just build in the zone X portion. The zone A part is roughly 2' or so low compared to the base flood elevation for that area. M...

Pyrgos, Santorini for Greek Easter

Posted by MaxDraft on 2/4/24 at 3:59 pm
Has anyone visited Pyrgos Kallistis village in Santorini for Greek Easter? I’m planning a trip there for Good Friday to witness their celebration and trying to figure out if it’s better to stay in Pyrgos or just outside to catch the candlelights....

What bothers me about the whole event is, what if instead of Bagley right there, it was some other innocent person just heading out to go work the night shift? Or a teenage boy heading back home after visiting his girlfriend, grandpa taking out the trash, etc. The situation sucks all around but ...

I don't know how much my travel compares to others on here, but in 2022, I've flown 86 times and have stayed 120+ nights in hotels. It's tough no doubt, but if you have a great wife at home and a solid support structure, it's absolutely doable. In my opinion, the key is making the most of your home ...

re: Vaccine and “frozen shoulder”

Google SIRVA - shoulder injury related to vaccine administration. I received the J&J shot in November 2021. Within a couple of days, my shoulder started hurting. I couldn't do push ups or flys when working out. Everything hurt way too much. Finally went to a local Dr in June 2022. He said he treats ...

I ordered a Yukon Denali on April 29. They said 4-6 months. As of today, it still has not been officially "accepted" by GM to build. Apparently that only happens when GM has a slot to allocate to them...probably something based on sales volume of the dealer. ...

re: Horizontal fencing vs verticle

Posted by MaxDraft on 4/17/22 at 8:52 am
I have about 500' of horizontal and love it. The key is post holes need to be no more than 6' apart and you have to use deck boards for the horizontal pieces. Some people also put attach a 2x4 between each post to all the horizontal pieces to prevent them from getting wavy. It's definitely more expe...
Do you have room to reroute the pipes? It’ll be more work, but it may solve your problem.
Technically, yes. But I'd have to pump pool water down 3' or so to drop level below those pipes so I can cut into them. There's also 5 that I'd have to reroute. I'm not worried about having t...
