You came at a great time with downtown and Campus under going some major renovations (minus the construction).
Also, The Fort is majestic.

Yeah I drove down there for the first time in a while and everything is blowing up. I miss all the shite holes that were there when I was in school, but I graduated 13 years ago so

The bar scene was much better back then, but the strip itself looked like a war zone 
I'm still trying to get used to Cumberland going vertical in some spots with the new apartments. A lot of shite is changing over there. I drove to the UT vs UF game last Saturday & Volunteer Blvd over by Neyland & TBA looks like it's in the process of being beautified. It's still under construction, but you can already tell it's going to look a lot nicer then it has in some time. Campus definitely looks nicer then it did 5-10 years ago.
