Why risky? If you can't buy the replacement property you just pay your taxes that you would owe anyway. If your gain is large enough and you intend to buy another property, I don't see why you wouldn't try one. If you can't buy it within 6 months, oh well....

1031 Exchanges are only for investment in real property into like kind real property. You can't exchange out of stocks....

Don't forget to take into account depreciation recapture....
