But why would you other than price. For sure you can get a lot more house in Grayson than you can in Dunwoody or Johns Creek but your drive is still going to be 1 hour or more each way...every day...

I commuted from Bogart to Duluth for 2 years and Bogart to downtown Atlanta for 3 years....and there is no way you can get point-to-point in 5 minutes during rush hour.

Your best bet would be to suck it up and make a longer commute. Grayson today is what Snellville was 10 years ago, and in 10 years it will be what Snellville is today. I think your best option would be to look at the Buford city school district. I have a sister-in-law who works at the company that you're most likely working at. She lives in Lawrenceville and she has a 45 minutes to an hour every day and commute. If you were looking at test scores, Forsyth county has the best school system in the state. That's why all the Indians and Asians are moving in. Buford city schools have a great reputation and obviously a great sports program. Gwinnett county is definitely on a downward trend but Buford city school district will protect you against that.

It's sad going back to snellville these days. Spent my first 18 years there and it barely even resembles what it did 15 years ago. I'll admit it's gotten a lot of "nice" things going for it that we didn't have growing up it's just the uh, "new people" moving in that have caused it to tank.

I did another Grayson drive by today off Tribble Mill Rd.

Seemed good. Seemed reasonable. No red flags.

squatch... others... lots of public info on the schools just search school name and "zillow" in google and follow the zillow link in the results. Ignore the 1-10 ratings and look at the stats.

Don't just look at it in the present day, look out 5–10 years and look at the trends. I don't know how old your kids are but you don't want to be in the position of wanting to move when they're starting high school, etc. The further northwest you are from where you're looking, the better. Regarding my sister-in-law, she works in the former NDC building, the big black glass building right next to 85 on the frontage road.

It is 6.8 miles.

Collins Hill intersection is now an overpass, no stop light.

Hwy 20 is now an overpass, no stop light.

Unless there is a wreck, you can haul arse from 85 to GA20.

It ain't like it used to was.

Basically a done deal at this point. 4000' from Tribble Mill Park as the crow flies.


Closing Feb 14.

2600 finished sq ft. 1200 sq ft unfinished walk-out basement.

WJ Cooper Elementary.

Neighborhood pool.

7 Acre neighborhood lake.

Cul de sac lot, wooded back yard with creek

Mortgage is only $300 more than what I'm paying in rent in a 700 sq ft shithole in Athens, and my commute is cut in half.

But I don't get to live in Never Never Land anymore. Bye Bye Athens. I've been here for 17 of the last 20 years.

Bittersweet.
