If you live in the northern part of GA and fescue will make it the ideal time to seed is when it begins to cool off a bit. October 1 is reasonable.

Recommend me a seed mix for south Gwinnett on the border of zone 8/9. Backyard, gets at least 6+ hours full sun or more in the main area, moderate traffic, watering is not a concern, soil is eroded compacted sandy loam.

Unfortunately my experience with seeding fescue is extremely limited. I deal with perennial rye quite often.
Lesco has changed their name to Site One Landscape. I reference them because they will carry what's popular in your market. You won't find anything non-descript there which to me would say if it moves in a commercial landscape space it must be a reasonably effective seed blend.

Fescue is crappy grass for anywhere that gets over 90 degrees IMO. We had it in Charlotte and it looked great in the spring...great in the fall...and like shite in the heat of summer without a ton of watering. It just got baked.

I have centipede now but it struggles with ANY shade and tends to age poorly. My next lawn will have St. Augustine or Zoysia unless I'm living North of 85.

Fescue is going to look terrible for 3-4 months a year. People prefer it over Bermuda and zoysia because they like green grass in the winter. It's a trade off.
I personally think a dormant warm season turf looks fine in the winter if you keep the weeds out of it.

Centipede browns uniformly in winter and if you hit it with preemergent then no green weeds either. I really like it and it's easy upkeep except for shaded areas.

DeepRig for the conditions you laid out I would try celebration Bermuda.
6 hours will be sufficient sun for that turf.
Do not under any circumstances sod centipede. You'll wind up with winter damage after a few years.

Truth. We've had issues with that over the last few years - even in Columbia - luckily it fills back in for the most part during the spring.

Watch your water. Check where your down spouts come off the house and look for areas where water dumps into the turf. Also look for areas that wash like the driveway. Most of the time winter damage is caused by root rot or over doing post emergents.

Sod some tift. That's common. In respect to that picture get rid of the lespedeza and sharpen your mower blade it's dull.

Eta... I have no lespedeza. Not sure what you are talking about.

The fact is, this was a trick question... ain't a damn thing wrong with this patch.

Some people can't have nice things. You see "lift" when I clearly typed "tift" as in tift 419 Bermuda. You have "common" bermuda. And you've got lespedeza which is that broadleaf weed when you zoom in the pics. I was giving you some free advice but in the end you couldn't control yourself.
