Not the good Ags on this board aren't being truthful, but I can't help but thinking going to an A&M board to ask about Waco is the same as going to a Clemson or UGA board to ask about Columbia. Their experiences are going to be decidedly different than the average.

Waco is a solid 4.5/10
There are nice things to do, and if you live in a nicer area on the outskirts like woodway, it's pretty standard suburbia.
There are very distinct lines separating the Baylor environment from the rest of Waco. For obvious reasons Aggies are going to have a hard time enjoying the collegiate areas of Waco, but it's nice enough if you don't personally despise the specific fanbase.
Outside of the collegiate areas there are a lot of very low income areas in Waco. Although this biker incident at Twin Peaks really isn't about Waco people, (and neither were the branch davidians) Waco is not as low crime as you would like given the suburban environment.
The single best thing about Waco is it's geographic location. Dallas and Austin are about 90 minutes away and San Antonio and Houston are about 3 hours.
Other than that, I recommend getting a Vitek's gutpack as often as possible, but not on a gameday if you don't want to stand in line with a mob of Baylor people.

I remember being on the Baylor campus for a school event prior to attending A&M. Once I started at A&M, I remembered how absolutely tiny the Baylor campus is in comparison.

My highschool was on the University of Illinois campus, so it was a noticeable size reduction to me also, but I never found it to be smaller to the point where it diminished my collegiate experience. The campus is a lot nicer now than it was when I went there, and being able to walk to the stadium is such an improvement. I'm a bit salty I missed that.

Most of the assessments here are fair.
Pros:
Cost of Living and option to live in Suburbia or buy land
35 and Hwy 6 give you good access to all the other major cities of Texas fairly easily. This has a lot of benefit to someone from OOS. You are basically 2 hours from either DFW or Love Field which will allow you to fly direct to just about anywhere between them. Entertainment options between DFW and
Austin are essentially unlimited.
Not too big, not too small.
Decent eats.
Has a river and lake, it's not especially great but at least it has them.
If you are from Alabama you will probably like it as it is a nice town by Alabama standards (and I am really not trying to be insulting). I would consider it a lot nicer than Montgomery for instance and probably comparable to Birmingham but smaller.
If you like to hunt and fish there are lots of close and reasonably priced options.
It's not close to the Gulf and it's a long way from the mountains but that could be said for most of Texas really. As mentioned before the nice thing is you have really big airports just a couple hours away.

that sounds good if you like living on an island.
Personally never lived in Waco. Been, and driven through it a thousand times though and its just a simple minded college town. Nothing more or less, really.

I actually kind of liked parts of Waco and liked the lake.
I really enjoyed my drive down to College Station and driving through Aggieland. Stadium is massive and overall was impressed. I must be different than most opposing fans because I can find good in almost every college town. I guess I just love the energy I get from being around people grinding and having fun in their youth before careers and family sets in. Kind of looked like a little downtown of a major city to me at times. Tons of construction and improvements throughout the campus and town. Nice to see that.
Maroon AF around there. Signs, cars, interior of businesses. I drove in with my Auburn shirt and hat. I didn't get one comment.... I was half expecting to be horse collared walking down the street.
Good for all you former and current Aggie students. No wrong decision can be made attending that college and the paying it forward to fellow Aggies was pretty obvious in my visit for reasons I will not share.
Was a fun trip and I fall in love with Texas every time I go through it. So green and trees everywhere. I have to get my family moved there somehow.

Very kind of you T and I have loved Texas ever since I traveled to Dallas on weekends from Destin, FL to court my wife 16 years ago. It's tentacles have never let go.

Isn't there some sort of cstat city wide ordinance that bans the use of orange for businesses?
For instance, aren't all of the whataburgers maroon instead of the traditional orange, or something like that?
