UPDATE in OP and page 3: On trip to WACO and College Station

I actually kind of liked parts of Waco and liked the lake.
I really enjoyed my drive down to College Station and driving through Aggieland. Stadium is massive and overall was impressed. I must be different than most opposing fans because I can find good in almost every college town. I guess I just love the energy I get from being around people grinding and having fun in their youth before careers and family sets in. Kind of looked like a little downtown of a major city to me at times. Tons of construction and improvements throughout the campus and town. Nice to see that.
Maroon AF around there. Signs, cars, interior of businesses. I drove in with my Auburn shirt and hat. I didn't get one comment....
I was half expecting to be horse collared walking down the street. Good for all you former and current Aggie students. No wrong decision can be made attending that college and the paying it forward to fellow Aggies was pretty obvious in my visit for reasons I will not share.
Was a fun trip and I fall in love with Texas every time I go through it. So green and trees everywhere. I have to get my family moved there somehow.

there are good things about living virtually everywhere and one man's crap is another man's treasure. And you will likely get some better opinions, as I've never lived in Waco (though I've lived fairly nearby when it was the "city")
But honestly, my opinion of Waco couldn't be much lower. It somehow combines all the things I despise about living in a small town with the things I despise about living in a big city all wrapped into one. The best thing I have to say about it is that it's not too far from a lot of cool places

Lived in the greater waco area (Bruceville/Eddy) when I was in high school. What exactly are you wanting to know about?

Ok here goes Waco isn't a bad town but it's not a good town either. First off ignore all the bullshite that's on the news right now that's an outlier. Waco is sort of stuck between being a small town and being a big town. Everything you need is there but it's not localized. You will be better off living in Woodway or Hewitt. There are things to do at night but you gotta deal with all the Baylol people

It probably has just about every shitty chain restaurant you could eat at. Not sure if thats a pro or con in your book. The cost of living should be pretty good there.

Unless the job is top-notch, think long and hard about living in Waco.
Then think some more.
Make several trips to the area, if you can.
Waco is not a great spot, by any stretch of the imagination.
But I understand that sometimes the job takes you places you don't want to be (I am in that very situation myself at the moment).

Waco, Too big to have the small town feel and too small to have many of the things bigger places have to offer. It is a "meh" place. The bonus to it is there are great places that are not too far from it. 1-2 hours from DFW, 2-3 hours from Austin and about an hour and a half from College Station. Although that last bit is probably a better draw for us than yourself

Since I now realize we have all just bashed Waco for this man, some positives about Waco:
1. There are a lot of good local places to eat out. There are several local bars that can be enjoyable
2. There are a lot of young people in Waco. The downside is that they are Baylor Bears. Don't know if you're married/old or young/single, but that could be important to you.
3. You could see some college football games for under 30 dollars. Hell, they'd probably pay you to come.
4. There are some very nice neighborhoods in Waco. There is also a lake that I wouldn't mind living near if I lived there.
5. Because it's a college town, it will probably be very easy to find a rent house if you are not planning to buy immediately.
6. Like others have said, it's close to other enjoyable places. Im a big hunter/fisher, and it is close to several good places for those kinds of things if you're into that.

I appreciate all of the responses.
I will add some information. I transferred with my company down to SE NM and I love the company, opportunity, and the customers, but I hate the location. My wife and I have always wanted to move to Texas eventually and now looks like a good time.
I have 3 school aged kids Elem, middle, and high school ages.
I don't have the history with Baylor that you all do so not a big negative at this time.
I don't plan on moving again for a long while anyway, so I want to make it a good place. I will be going to College Station this week and will be visiting Waco on my way out.
I am interested in knowing the lake Warrior Poet mentioned so I can see it when I go through.

Compared to SE NM Waco is an oasis. Lake Waco is the only Lake I know of in the area. It is pretty good size and I hear it has good fishing. LINK

I think it's just called Lake Waco. It's basically in the city limits if I recall. There are some roads around there called Lake Shore and Hillcrest that have nice neighborhoods. As another poster said, definitely check out Woodway. If I recall, stay away from the east side and downtown areas as far as housing. I've heard of Valley Mills as well.
When you go through, there really are some awesome restaurants in waco. Try George's or maybe Elite Cafe, or really anywhere. Seriously, i have never been disappointed by wackos dining options.

i live in Temple, just down the road and go there pretty regularly to eat, shop, see some friends. My wife is in a charity event that takes us up there weekly and i'm actually at the shopping center with the kids that had the gang fight a lot of sundays of the year.
It's an OK town for living. Chain restaurants, mediocre schools as far as Waco ISD (send your kids to Midway or McGregor.) For me (and i'm unique) i would live there over Austin, DFW, or Houston... but i really hate the big city and its suburbs. if i were looking for a like sized town, i'd choose San Angelo or Abilene over it, but it's not terrible.
Honestly (and i'll probably be crucified for saying this,) it's one of the best towns to raise a family in. Great zoo for a town its size, children's museum, stuff at Baylor for kids, competitive sports leagues. 1.5 hours to Dallas, 1.5 hours to Austin.
Probably the biggest downside is that since RGIII, they have erupted their support and it's driven me a bit nuts as a town, but i get it. My best friend in Temple is a Baylor grad and he's a big homer, but married an Aggie, so he plays it kinda cool, but his friends in Waco are complete douches about it.
to add to the lake talk, Lake Waco is OK. the friend i mentioned is moving out there in the next few years. You can go south 20 miles to Belton and Stillhouse and get great fishing and watersports lakes.

Not the good Ags on this board aren't being truthful, but I can't help but thinking going to an A&M board to ask about Waco is the same as going to a Clemson or UGA board to ask about Columbia. Their experiences are going to be decidedly different than the average.

Sure sure, even though Waco was a favorite place to pick up chicks for older Aggies.
It is a decent enough town with nothing really special about it. I would rather live there than Odessa again. How about that for an endorsement?
