There's some reason that the population has almost doubled in the last 10 years, and is expected to increase by another 50% in the next 4 years.
I would think that reason is NOT because Nashville is a dumpster.

Horseshite. State has always owned "Our State" since Vaught left and segregation ended. Every now and again LSU, Bama, or Auburn get a few, but most go to State and a few to Ole Miss. Parts of east Nashville around Dickerson/Trinity are shitholes. West Nashville and the gulch are nice as frick. Brentwodod, Bellevue, etc. are nice too. Bellemeade is one of the richest zipcodes in the nation
