Suggest me an apartment in Fayetteville.

Been bouncing around Oklahoma the last few years. Took a job in the holy land. Maybe I'll stick around for a bit.
I prefer the downtown/square area. Would rather not be too close to Dickson. I'm not in my 20's and there's too much vandalism and stupidity within a couple blocks of the bars.
I work lose to the square and College ave and campus proximity isn't a concern. Would like to be able to walk to the office and not live in a dump but not a premium priced spot either.

Cap @ $800. I'd have a hard time paying 2x what I would in an older student housing complex on principal alone.
1br/1ba preferably. Need multiple parking spaces. I'm down from 3 vehicles to 2 though.
I've been driving around looking for rental signs. It seems a lot of the houses that were partitioned have become office space or condos.

This is a good time to be looking, a lot of students have started graduating in December because we have winter commencement again. There should be more stuff available right now.

I have no idea. Just the first thing that came to mind. Garden park has 1 bed 1 bath for like 475.

I'd recommend looking at something like Eco Modern flats, but those are hard as hell to get into.
You options are mostly houses in that general area to lease.
You might consider stuff in the general Mill District area just south. If you go that far, The Grove apts is in that general area, but totally students.
Wilson Park area has some small apts.
I think for $800 you should be able to rent a 2 BR house in some areas. Consider anything south of Township, as long as its east of Gregg. You'd get a 5 minute commute and be close to everything you would need. I know a house in my hood opens up for rent once in a while in the $800 range but they tend to get snapped up within a week.
I think your best bet in many of these situations is to drive around, because the good areas get rented fast, and normally don't get listed online.

I lived in the ECO bldg a decade ago when they were ghetto as frick. My gf back then signed a lease while I was at a conference in Indiana. Had nothing but probs with the HVAC the kitchens are tiny.
Having Wes's and the Italian spot so close are a plus though.

I lived at the Links on Wedington for a year. I think it costs about $750 per month furnished, and I never had any problems with noise/maintenance.

I lived in Sunshine Place Apartments toward the end of my school time and I think they are still there. Of course that was a long time ago but I loved the location near the Hill Area and I noticed others in that area lived in by other students whom I knew. Good area IMO.

I can never remember Geraldi's name. Crazy Peter is awesome I wish he'd stay in one spot. He builds em and sells em off and moves on to the next market.
