8-10 years ago people would have said to pay more than $300k for any home would be absolutely stupid.

Those same people are now trying to argue a $200k apartment is a good investment.

Genius.

They keep picking exceptions and not the overwhelming norms on average. Whether you pick average home price or median home price in the US, both are over 400k. How someone can look at inflation and todays rates coupled with the stagnation of pay increases and with a straight face say housing is affordable is absurd.

What are you talking about? People don't buy the "average house." They buy the house in their price range in the area they want to live.

Extremely expensive real estate skews those averages tremendously. First-time home buyers aren't buying the averages anyway. Most purchase "starter" homes, as they should.

This is a Baton Rouge based-board, so maybe our views are skewed a litte. From a quick Zillow search, you can have your pick of cute little 3/2's between 200k-250k all day long.

Is this "less" house than 5 years ago? Yes. Are they still viable options for living? Definitely. And people are absolutely getting mortgages.
