Zeon (Zoysia Matrella): narrow blade like hybrid Bermudas. Zenith (zoysia japonica) has a blade width halfway between zeon and St Augustine.
2 different textures, 2 different growth rates, and probably 2 different green colors.
Why not cordon off the area to traffic and let it fill back in? I think the originator (Bladerunner) says it spreads fast.

I’ve got little kids and it’s spring. The whole point of the yard is so the kids can play in it. I’m not blocking part of it off
