The several times I've had to list in the past 10 years or so, I would always find a listing agent that would take 1% (1.5% max) and when I would direct the listing agent to write the listing such that the selling agent was only paid 1-2% instead of 3%. They would just tell you straight up: the selling agents will boycott such listings.

You were always free to sell your house, yourself.

But, you don’t get to set the prices of other peoples’ services.

This was a dumb lawsuit that will have the opposite effect and will negatively impact homebuyers and sellers.

But, some lawyer somewhere made bank. And that’s what is important.

The listing agent isn't the problem in this construct.

It's the unethical behavior of the selling agents.

nah. It's just institutional inertia by those lacking completely in any kind of ethics.

I’ve known a few decent realtors that will drop a percentage of to 1-1.5 in a second as they get repetitive with builders. Losing 6% in today’s higher price market is truly a phucking. It’s not abnormal to see 800k plus costs on a house just to pay someone 48k to arrange a sale

Have not ever had to use a realtor in my life to buy or sell property. Saved hundreds of thousands in commissions cumulatively.

Besides, it was common sense any listed home is listed 6-8 % higher to cover for the added expense of the realtor.
