Why it is impossible
Auburn University controls ~30% of all street front real estate within one block of Toomer's Corner
There are ~5-6 religious buildings that take up significant real estate on Gay St and within about 1 block of Toomer's corner. They don't pay property taxes and don't have a profit motive... for the most part.
Combine all that with the other random small businesses who own their property and make a killing based on location like the Chevron, Anders, Mickey Ds, Tiger Rags and there is no room for anything
Effectively there is no space to have a "downtown"
Why it never would have an overhaul even if there was space
The city of Auburn and property owners downtown have a nostalgic view of downtown Auburn as family friend take your kids for ice cream. As former AD David Housel said at my HOA meeting "Feels like Americana." The city of Auburn would never in a million years approve zoning and business permits for a vibrant nightlife
Say the city did allow it though, the real estate owners downtown are super evangelical and super conservative. There is a reason why Pieology moved in for the Bankvault, Zazu and the night crowd got pushed out and all that. They want this family friendly space to stay that way

I agree with everything you said. Auburn needs a second location to have a true nightlife. But it would take several committed owners losing a significant amount of money for several years before something like that could happen.

That's the thing, there isn't a place for a true nightlife. For the most part is has to be
A) Walking distance from majority of college housing
B) Zoned for it
C) A street that is big enough for nightlife and safe
D) Spend a ton of money to build
Auburn is already congested and too crowded to find land that would fit. The existing bars /restaurant ownersw ould fight tooth and nail against those zoning changes.
THe only place you could find the space would be in a bad part of town so no one would show up.

The Downtown Opelika restaurants/bars should jointly pay for Tiger Transit type shuttles between Auburn housing hubs & DT Opelika .If they get enough support they can reroute some Toomers 10 and transfer cost to the university.
The downtown area of Opelika is big enough to be able to have distinct college sections & adult sections. Especially, when you combine the Skybar/1716 downtown Auburn with DT Opelika

Meh, Burger King would sell out and relocate for the right price (that's a huge lot), and I think E. Thach all the way to Taco Bell could be bought out (older apartments) - giving the developer road access on S. Gay and Armstrong. That square of land alone is probably almost the surface area of the entire old downtown buildings when you include the parking lots.

The real money would be if they coupled condos/apartments + downtown shopping. With the price of that real estate + demoltion + construction that would be the only way they could justify it. I just don't see the city approving any more housing, we already have a over supply problem

The issue is that Real estate > demolition + construction. No one wants to sell downtown because they don't want to lose off on any future increase in property value.

Of course. I'm just pointing out that on top of the absurd property value, there are a ton more expenses to develop the property.
Without building basefloor retail upper floors apartment/condos, there is no way retail leasing alone covers that type of capital commitment
